So who keeps the equipment? 
Who pays for insurance?
Does the 49% mean buyer is the minority partner and the 51% mean you maintain control?
What if we can't agree? 
Who pays for repairs if any needed aside from the maintenance agreement. 
Who pays for shipping and insurance back and forth between buyer and seller?
What if we both want the back at the same time?
Have you ever done this before?

Maybe you should spell out your plan a little, but seems unworkable especially if not in the same town.

All good points. OP should have specified his/her location; the style/approach leaves me cold. 49%?
